Rent receipt format in Nigeria — the five things the law requires

Nigerian rent is paid in advance, often a whole year in one transfer. That makes the receipt the single most important document a tenant holds — it is the proof of payment in any dispute, and the landlord's clean record too. In Lagos it is not optional: a landlord who refuses a receipt can be fined. Here is the exact format, and a generator that produces one in about two minutes.

What the law requires on a rent receipt (Lagos)

The Lagos Tenancy Law 2011 obliges every landlord, on payment of rent, to issue a rent payment receipt to the tenant. The receipt must state:

A landlord who fails to issue a rent payment receipt is liable on conviction to a fine of ₦10,000 payable to the court.

Is my landlord obliged to give me a receipt?

In Lagos, yes — the Tenancy Law 2011 requires a rent payment receipt on payment of rent, and a landlord who refuses is liable to a ₦10,000 fine. Even where a state's law is silent, a landlord who will not receipt a payment is a red flag no tenant should accept.

Can a rent receipt be handwritten?

Yes — what matters is the content and the signature, not the printing. A clean printed receipt simply removes the arguments about what was written.

I paid an agent, not the landlord. Who issues the receipt?

Whoever collects the money must receipt it. Your tenancy agreement should identify who is authorised to collect rent, and the agent should be collecting on the landlord's behalf.

Does a receipt need a stamp or seal?

No stamp or seal is required for the receipt to be valid evidence. Some agreements and instruments attract stamp duty separately — that is a different tax, handled at state or federal level, and it does not make an unstamped receipt worthless.

What if my landlord refuses to issue one?

Ask in writing (WhatsApp counts), quoting that the law requires it. If they still refuse, keep your transfer evidence and the messages — and in Lagos this is itself a breach you can raise with the Rent Tribunal or a lawyer.
